A mortgage preapproval is not money available for closing. Before committing to a Punta Cana purchase that depends on borrowing, obtain the lender’s written status and identify every remaining borrower, property and disbursement condition. This checklist helps organize questions for the lender and your independent advisers. It neither arranges financing nor approves a loan or property.

## Identify the written offer and its conditions
Ask the lender what the document actually represents: an initial estimate, preliminary eligibility assessment, conditional approval or another defined stage. Record the borrower, property if identified, intended use, proposed amount, currency, expiry date and outstanding conditions. Terminology varies; a positive message from an intermediary should not substitute for confirmation by the lender.
Ask which assumptions could change the outcome, including updated income evidence, liabilities, property choice and the timing of the purchase. Keep the current document version and the contact authorized to explain its status. Do not treat an indicative amount, calculator result or application receipt as a commitment to advance funds.

## Separate borrower eligibility from property acceptance
A lender may assess your income and credit before accepting the property as security. Ask which borrower checks are complete and which remain, including any translation, authentication or updated-document requirements. Avoid assuming that eligibility for one product or property carries over to another.
Track the property review separately: valuation, title, registered charges, construction status and any other lender requirements for the particular transaction. Ask whether an off-plan unit can qualify now or only after further steps. The lender’s acceptance protects its lending decision; it does not replace your own assessment of condition, suitability or purchase risks.

## Confirm readiness to disburse, not just approval
Request a written list of conditions remaining before funds can be advanced. Ask about required insurance, signed loan and security documents, registration steps, evidence of your contribution and any other conditions imposed for this loan. Establish who supplies each item, who accepts it and whether approval must be refreshed if the timing changes.
Ask the lender and counsel to explain the intended sequence for signing, registration, release of funds and payment to the verified recipient. Do not assume the sequence is identical for every purchase. A scheduled signing appointment, a signed loan agreement and actual availability of funds are separate milestones. The table is a tracking aid, not a bank’s universal approval process.
| Stage to clarify | Evidence to request | Open question | Responsible contact |
| --- | --- | --- | --- |
| Borrower assessment | Written status and outstanding requirements | Which checks remain and when must evidence be refreshed? | Authorized lender contact |
| Property acceptance | Accepted valuation and security requirements | Is this exact property acceptable on the proposed terms? | Lender and independent counsel |
| Conditions before release | Transaction-specific conditions and acceptance status | Which insurance, documents or registrations remain? | Lender, counsel and relevant provider |
| Disbursement | Confirmed release arrangement and recipient | When and how will funds actually become available? | Lender and independent counsel |

## Calculate your cash requirement using the accepted figures
Consider a purely hypothetical USD example: purchase price USD 250,000, lender-accepted valuation USD 220,000 and an assumed loan calculation of 70% of the lower of price or valuation. That produces a USD 154,000 loan and USD 96,000 buyer contribution toward the price. These are invented assumptions for arithmetic, not a bank quotation, standard loan-to-value ratio or available lending terms.
If you had instead budgeted 70% of the USD 250,000 price, you would have expected a USD 175,000 loan and USD 75,000 contribution. Under the stated hypothetical assumptions, the extra contribution is USD 21,000. All figures exclude closing costs, lending charges, insurance, reserves and currency conversion. Confirm the actual lender calculation and a separate complete cash budget before deciding whether the purchase remains affordable.

## Align financing dependencies with the purchase agreement
Tell your independent Dominican lawyer if the purchase depends on a particular loan amount, valuation outcome or release date. Ask how the proposed purchase agreement addresses those dependencies, evidence, notice recipients, deadlines and any agreed extension or repayment mechanism. Discuss this before signing or paying, rather than relying on a verbal assurance that financing will be arranged.
Have counsel read applicable law and the actual agreement together. A refused or smaller loan does not by itself establish a right to cancel, withhold payment or recover a deposit. Nor does the absence of a clause settle every possible legal remedy. If a deadline approaches while conditions remain open, obtain transaction-specific advice and written clarification of the next step.

## Keep a financing decision file for your shortlist
Keep the written lender status, expiry dates, property identification, valuation assumptions, cash budget, unmet conditions and responsible contacts in one dated file. Record verbal assurances as unconfirmed until supported by the appropriate evidence. Compare properties using the financing actually available for each, without treating bank acceptance as a property-quality certificate.
Share your budget, intended use and timing with Cana Keys to plan a property tour around suitable candidates. We help compare properties and organize questions for independent advisers. The lender decides whether to lend and disburse; your own legal and financial advisers assess the obligations and affordability. A tour does not arrange a loan or guarantee financing.

## FAQ

### Does mortgage preapproval mean the loan is final?
Answer: Do not assume so. Ask the lender to identify the written approval stage, validity and outstanding borrower, property and disbursement conditions.

### Must I buy if the lender’s valuation is lower than the price?
Answer: A lower valuation alone does not determine your purchase obligations or remedies. Have independent counsel assess the agreement and applicable law, and confirm the revised loan and cash contribution before deciding.

### Does the bank’s lawyer represent me as the buyer?
Answer: Do not assume that a lawyer handling the lender’s security represents your interests in the purchase. Clarify the engagement and any conflicts, and retain independent buyer-side advice.
