Deslinde is the Dominican surveying and adjudication process that separates a specific parcel out of a larger parent title and gives it its own individual certificate of title with defined boundaries. Until deslinde is complete, a buyer of land often holds an undivided share in a bigger tract rather than a mapped lot. It is a technical and judicial process, not a paperwork formality.

## Why a Punta Cana buyer should care
Cheap land inland from Verón and around Macao is frequently cheap precisely because deslinde has not been done. Without it, financing is harder, resale is slower, and neighbours' claims about where the boundary sits have no authoritative answer. The cost and time to complete deslinde belongs in your budget, and the contract should say who pays for it and what happens if it fails.

## Common mix-up
A GPS pin, a fence, a hand-drawn plano or a surveyor's private measurement is not a deslinde. Only the registered, adjudicated survey produces an individualised title. Sellers sometimes say the deslinde is "in process" — ask for the file number and let your lawyer check its status.
