The HOA fee — mantenimiento — is what owners pay monthly to run the building or gated community: security, gardens, pools, common electricity, water, insurance, reserves and administration. In the Punta Cana corridor it is usually charged per square metre or per unit and quoted in US dollars. It is set by the owners' assembly and it changes over time.

## Why a Punta Cana buyer should care
Two units with the same purchase price and the same rent can produce very different net returns because one sits in a resort community with beach clubs, golf infrastructure and 24/7 staffing and the other does not. Ask for the actual budget and the last two assemblies' minutes, not the sales figure, and ask whether the reserve fund is funded — an underfunded reserve becomes a special assessment later.

## Common mix-up
Buyers assume the launch HOA quoted off-plan is the HOA they will pay. It normally is not: early phases are subsidised by the developer and the fee rises when the community is delivered and running. HOA is also separate from rental-management fees — a manager taking 20–30% of gross does not cover your mantenimiento.
