Plusvalía means the gain in value of a property between purchase and sale, driven by infrastructure, scarcity, demand and the cycle. In Punta Cana it is used constantly in marketing, usually as a forward promise. There is no official Dominican house-price index for the corridor, so any specific plusvalía percentage quoted to you is an estimate, not a measurement.

## Why a Punta Cana buyer should care
Appreciation and yield are different returns and they rarely peak in the same place. Beach-corridor stock tends to hold liquidity; inland and early-phase projects are sold on plusvalía precisely because current rent does not carry them. Treat appreciation as the part of the return you cannot control and price the deal on the cashflow you can.

## Common mix-up
"15% plusvalía per year" is a sales claim, not a published statistic. Ask what it is measured against: developer list-price increases between phases are not resale transactions, and a rising list price with no closed resales is a marketing number.

## FAQ

### Is plusvalía taxed?
Answer: The gain is taxed on sale as capital gains on an adjusted cost base, not annually. See the selling cluster.

### Which zones appreciate most?
Answer: There is no reliable index to answer that with a number. Liquidity and buyer depth are the more defensible signals; the zone pages describe both.
