The régimen de condominio is the constitutive document that divides a building into privately owned units and commonly owned areas, sets each unit's participation share, and establishes the owners' association and its by-laws. When you buy a condo you buy into that regime, including its cost allocation and its restrictions on use.

## Why a Punta Cana buyer should care
This is the document that decides whether short-term rental is permitted in your building, how HOA fees are apportioned, what reserves exist, and who controls the association. Two towers side by side can be opposite on all four. If your plan is Airbnb, the regime and by-laws matter more than the nightly rate you were shown.

## Common mix-up
Buyers rely on a salesperson saying "everyone rents here". Tolerated practice is not permission, and an association can vote to restrict it later. Read the regime, the by-laws and the last minutes before you commit.
