Punta Cana is a tourism-driven property market priced in US dollars, and it does not move as one market. Beach-corridor condos in Bávaro and Los Corales follow nightly rental demand; Cap Cana follows discretionary luxury spending; inland masterplans such as Vista Cana follow construction cycles and payment plans; Punta Cana Village and Downtown follow resident demand. ## What actually moves this market
- Air arrivals into PUJ: Punta Cana International is the demand pipeline. Route additions and seat capacity show up in rental occupancy before they show up in prices.
- Hotel and resort expansion: New resorts bring infrastructure, staff, flights and guests — and also competing supply for nightly rental.
- Off-plan supply cycles: Masterplan phases release in waves. Delivery clusters can soften resale in the same building for a while.
- Dollar-denominated foreign demand: Buyers are largely North American and European, so exchange rates and their home-market conditions matter more than local wages.
- Holding cost: HOA per square metre and IPI decide whether a plausible gross yield survives into net. CONFOTUR changes that arithmetic on comparable units.
- Resale liquidity: The practical question is rarely what a unit is worth, but how quickly it can be sold at that number.
