Before buying an operating holiday rental in Punta Cana, Bávaro or Cap Cana, establish what the seller’s income claim actually describes. A booked-looking calendar, nightly asking rate or payout screenshot does not establish a year of collected rent or profit. Match the exact property to a continuous reporting period, reconcile the supporting records and keep unresolved differences visible. This guide organizes buyer questions; it is not an audit, a valuation or a guarantee that the same results will continue after purchase.

## Identify the property and reporting period
Ask which unit, listing identifiers, booking channels and manager the records cover. A host account may contain several properties; a building average or another apartment’s statement is not this unit’s history. Request records for a continuous seasonal cycle where available, commonly twelve consecutive months, with the extraction date and currency. Twelve months is a practical request, not a legal minimum. If the property has only operated for three months, describe that shorter period honestly rather than presenting an annualized peak-season result as a completed year.
Request the reservation ledger, available platform earnings reports, manager statements and appropriately redacted supporting payment and expense records. Identify direct bookings and other channels so totals are neither omitted nor duplicated. Obtain only documents the relevant parties are authorized to share; protect guest identities and bank details, and never request account passwords. Past operation does not establish permission for your intended rental use. Verify that separately for the exact property before committing.

## Reconcile bookings, payouts and expenses
For each reporting period, follow reservations through completed stays, accommodation revenue, refunds and platform payouts, then the manager’s deductions and the owner’s actual transfer. Distinguish stay dates, report dates and payment dates: a payout can combine reservations or arrive in another month. Ask for an explanation of every material difference rather than treating unlike periods as missing money. A platform report is useful evidence, but it does not alone verify all channels, identify every expense or certify profit.
Keep cleaning charges, taxes collected for remittance and refundable deposits identifiable instead of silently counting every receipt as accommodation income. Check platform and management charges against the applicable arrangements, then identify costs paid outside the statement: HOA, utilities, insurance, repairs and other operating expenses. Separate capital expenditure, financing, owner taxes and reserves from the operating calculation. A reserve withheld can reduce the current transfer without being an expense already incurred. Avoid double deductions and ask an independent accountant to assess classification and unresolved reconciliations.
| Item to reconcile | Period and reference | Supporting records | Amount and currency | Difference to explain | Responsible reviewer / next step |
| --- | --- | --- | --- | --- | --- |
| Accommodation revenue | Stay dates and reservation identifier | Reservation ledger, channel report, refunds | Record each channel consistently | Do stays, cancellations and receipts match? | Seller or manager supplies authorized records |
| Payout to owner | Platform payout and owner-transfer dates | Payout detail, manager statement, redacted payment evidence | Separate deductions and reserves | Does a grouped or later payout explain the timing? | Buyer reconciles; accountant reviews open differences |
| Costs outside the statement | Invoice and service period | HOA, utilities, insurance and repair records | Separate operating costs, capital items and financing | Which costs are absent or already deducted? | Relevant adviser reviews the classification |

## Check occupancy and missing records
A public calendar shows availability, not why a date is unavailable or whether a guest paid. Reconcile paid occupied nights, owner use, maintenance blocks, cancelled stays and unsold availability using authorized records. State the denominator behind every occupancy percentage and the treatment of unpaid or complimentary stays. Keep comparable units on the same period and definition; do not assume a local occupancy average proves this apartment’s performance.
Invented illustration, not Punta Cana market data: in a non-leap year, a fictional home records 120 paid occupied nights. Those nights divided by 365 calendar nights equal 32.9%; divided by 200 nights actually offered for rent, they equal 60%. Both ratios can describe that same home using different denominators. The example supplies no nightly rate, revenue or yield. Record what explains the other nights rather than labelling all of them unsold. Missing or inconsistent evidence is an unresolved question, not automatic proof of fraud; do not replace it with a confident estimate.

## Separate past results from the buyer’s future operation
List what could change after purchase: owner use, manager and fee terms, repairs, pricing, permitted use and the channels available to the buyer. Identify future bookings, deposits, refunds and service obligations separately with the manager and independent Dominican counsel. Airbnb states that account ownership cannot be transferred to another host and reservations cannot be transferred to a new host or account. Do not assume buying the property includes the seller’s platform account or automatically preserves its bookings, reviews or visibility. Confirm the current platform rules and a lawful operational plan; do not share credentials or improvise guest cancellations.
Use the reconciled history as evidence about its stated period, then prepare a separate forward-looking scenario with your own costs and planned use. It cannot guarantee future collections or returns. If a residential tenancy continues, assess its documents and possession implications separately from the holiday-rental calculation. Share your budget, intended rental and personal use, and timing with Cana Keys to plan suitable property viewings. We act as a real estate broker and normally receive commission from the seller. Independent accounting and Dominican legal review are separate; do not upload guest information or bank statements into the public inquiry form.

## FAQ

### Does a full calendar prove paid occupancy?
Answer: No. Unavailable dates can reflect owner use, maintenance, blocked inventory or bookings that do not become paid stays. Reconcile the calendar with authorized reservation and collection evidence, identify the period and state which nights form the occupancy denominator.

### Does a payout prove net profit?
Answer: No. A platform or manager payout may omit costs paid separately, financing, taxes or replacement expenditure. Match the period and property, explain deductions and reserves, and reconcile supporting records before describing the result. Historical profit, even when properly established, does not guarantee the buyer’s future return.
