A condo is the default Punta Cana product for rental buyers: the supply is deep in Bávaro, Los Corales and El Cortecito, finished units commonly sit around 150–500k USD (2026 orientation), and resale is easier than for any other type because the buyer pool is largest. The trade is that you do not control the building. HOA, reserve funds, management rules and — in hotel-condo schemes — the operator's contract decide what you keep. Underwrite the building, its HOA per square metre, and the rental contract before you underwrite the zone. Zone still comes first; the building decides the result.

Nightly demand in the corridor concentrates where guests can walk to the beach, to restaurants and to services: Bávaro, Los Corales and El Cortecito carry the deepest booking depth, Cana Bay is resort-adjacent along the golf corridor, and Cap Cana rents at higher nightly rates to a smaller, more seasonal pool. Inland condos rent, but to a different tenant and usually longer-term.

## HOA is the number that decides net
HOA in the corridor ranges from modest in simple older buildings to resort-level in amenity-heavy projects, and it is charged monthly whether or not the unit is booked. Ask for the current fee per square metre, the last two years of increases, what the fee includes, whether there is a funded reserve, and whether special assessments have been levied. A high fee is not automatically bad — a resort pool, security and grounds can be what makes the unit rentable — but it must be priced into your net, not discovered afterwards.

## Hotel-condo: read the operator contract
In hotel-condo and branded-residence schemes an operator runs the rental programme. Look at the revenue split, whose costs come off the top, how many owner-use nights you get and in which season, the term and exit of the agreement, and whether the pool is shared across units. These structures can work; they are simply a different asset from a condo you control. No operator projection is a guarantee, and any promised return should be treated as marketing until it is a contractual obligation with a counterparty you would sue.

## Checks before you sign
- HOA per m², reserve fund balance, and the last two annual increases
- Building rules on short-term rental — some buildings restrict or ban it
- Whether the project carries a CONFOTUR resolution, and whether your unit is on it
- Delivery specification for off-plan, in writing, with dates
