Both sell a Caribbean rental story, but they are different risk profiles. Punta Cana's case rests on airlift: PUJ is one of the busiest airports in the Caribbean, feeding a year-round, resort-anchored guest flow into a corridor with deep management infrastructure. Tulum's case rests on brand heat and a design-led guest, arriving mostly through Cancún or the newer Tulum airport, into a market that has absorbed a very large off-plan supply wave. Punta Cana is the more boring, more liquid market; Tulum offers a higher ceiling with more supply and infrastructure risk. Verify both at project level.

## Where the difference actually is
- Airlift and seasonality: Punta Cana International (PUJ) sits inside the corridor itself, with direct lift from North America and Europe year-round. That shortens transfers and flattens the season. Tulum draws from Cancún and, more recently, its own airport, with longer ground transfers to most inventory.
- Supply discipline: Tulum absorbed a very large volume of small off-plan condo units in a short period. Punta Cana's supply is also growing, but it is spread across masterplans, resort-adjacent product and gated enclaves with different buyer pools. Oversupply risk is a per-submarket question in both.
- Ownership mechanics: Foreigners hold freehold title directly in the Dominican Republic. In Mexico's coastal restricted zone, foreign buyers hold through a fideicomiso bank trust or a Mexican company. Neither is unsafe; the Dominican route is simpler and cheaper to maintain.
- Operating depth: Punta Cana has a mature layer of rental managers, HOA-run resort condos and hotel-operator schemes. Tulum's management market is younger and more fragmented, which raises the value of choosing the operator carefully.

## Cost and tax, side by side
Dominican closing costs run in the region of 4–5% of price on a standard resale, dominated by the 3% transfer tax, and a project holding a valid CONFOTUR resolution can be exempt from that transfer tax and from IPI for the incentive period. Mexican acquisition tax, trust setup and annual trust fees produce a different, generally higher, carrying structure. Compare the whole stack — acquisition, annual holding, management split and exit tax — not the headline price per square metre.

## Which one fits which buyer
- Choose Punta Cana if: You want the deeper, more liquid rental corridor, direct freehold title, a mature management layer and a shorter transfer from a major airport.
- Choose Tulum if: You want brand-led nightly rates, are comfortable with a younger operating market, and accept trust-based ownership plus higher supply risk.

## FAQ

### Is Punta Cana or Tulum better for Airbnb income?
Answer: Punta Cana generally offers steadier, more year-round occupancy because of direct airlift and resort-anchored demand; Tulum can achieve higher nightly rates in peak season but is more exposed to supply growth and seasonality. Both results depend on the specific building and manager, not the city name.

### Can foreigners own property outright in both?
Answer: In the Dominican Republic yes, foreigners hold freehold title in their own name. In Mexico's coastal restricted zone, foreign buyers hold via a fideicomiso bank trust or a Mexican company, which adds setup and annual maintenance cost.

### Which market is easier to exit?
Answer: Liquidity follows buyer depth. Punta Cana's mid-band condo market in Bávaro and the resort corridor has the broadest resale pool in the region. Any small off-plan unit in a heavily supplied submarket — in either country — is the hardest thing to sell.
