About Cana Keys
Cana Keys is a buyer-side real estate brokerage working the Punta Cana corridor in La Altagracia, Dominican Republic. We represent the person buying, not the developer selling. The site exists because most Punta Cana marketing answers the wrong question: it shows a render and a yield number, and skips the zone, the HOA, the title and the tax rule that decide whether the purchase works. Everything published here is written to be checked.
Who writes this
Pages are written and maintained by the Cana Keys research desk — the brokers and researchers who work the corridor daily, walk the projects, read the HOA budgets and sit in on closings. Zone descriptions come from on-the-ground observation of what each area actually is: who rents there, how the street behaves at night, how far the beach really is. Legal and tax pages summarise Dominican rules such as Law 158-01 (CONFOTUR) and the IPI property tax; they are orientation, and a licensed Dominican attorney signs off on any transaction.
How the numbers are produced
Ranges, not point forecasts
Price bands and yield ranges are published as ranges because that is what the market gives. A single number implies a precision nobody has.
Net before gross
Yield pages deduct HOA, management, vacancy, utilities and wear before calling anything a return. Gross is shown only to be compared against net.
Project-level, not zone-level, tax
CONFOTUR is granted per project by resolution. We never describe a zone as CONFOTUR, and we ask for the resolution number.
Dated and reviewed
Every page carries a review date. Figures labelled 2026 are 2026 orientation and get revisited as the market moves.
What we will not do
No guaranteed ROI
Nobody can guarantee occupancy or return on a Caribbean rental. Anyone who does is selling, not advising.
No invented track records
We do not publish testimonials, transaction counts or ratings we cannot evidence.
No developer's lawyer
We insist on an independent attorney for the buyer, even when that slows a deal down.
No pressure deposits
If a project needs a deposit before you can read the title, the permits and the contract, that is the answer.
