What actually moves this market
Air arrivals into PUJ
Punta Cana International is the demand pipeline. Route additions and seat capacity show up in rental occupancy before they show up in prices.
Hotel and resort expansion
New resorts bring infrastructure, staff, flights and guests — and also competing supply for nightly rental.
Off-plan supply cycles
Masterplan phases release in waves. Delivery clusters can soften resale in the same building for a while.
Dollar-denominated foreign demand
Buyers are largely North American and European, so exchange rates and their home-market conditions matter more than local wages.
Holding cost
HOA per square metre and IPI decide whether a plausible gross yield survives into net. CONFOTUR changes that arithmetic on comparable units.
Resale liquidity
The practical question is rarely what a unit is worth, but how quickly it can be sold at that number.
