What buying in Punta Cana actually costs

Sticker price is not closing cost. On a standard resale, budget roughly 4–5% of the price for transfer tax, legal fees, notary and registry, then carry annual IPI, HOA and maintenance for as long as you own. Tax treatment depends on the project, not the zone: a valid CONFOTUR resolution can remove transfer tax on the first sale and pause IPI for the incentive period, but only for the certified project and only if your unit is inside it. Every figure here is 2026 orientation — your lawyer's written quote is the number to act on.

Cost pages

  • Closing costs

Transfer tax, legal fees, notary and registry — and what a CONFOTUR resolution actually changes.

  • Property tax (IPI)

The annual 1% property tax above an indexed threshold — and when a CONFOTUR project pauses it.

  • HOA and maintenance

The quiet killer of net yield. Resort HOA, masterplan HOA and villa upkeep behave very differently.

Legal context

  • CONFOTUR

Granted per project by resolution under Law 158-01 — never per zone.

  • The buying process

Offer, contract, independent lawyer, closing and title in your name.

  • Title and deslinde

Certificado de título, liens and surveys, in plain English.
