Gross brochure yields are not what you keep. Net depends on zone, HOA, vacancy and management — in that order of impact.

Why Cap Cana is usually lifestyle, not maximum net

Cap Cana produces the highest nightly rates in the corridor and the strongest photos. It also produces the highest HOA, the highest maintenance and a thinner, more seasonal guest pool. On a net basis a well-run Bávaro condo frequently beats a comparable-capital Cap Cana position. Buy Cap Cana because you want the gating, the marina, the golf and Juanillo — and treat rental income as a contribution to holding cost rather than the plan.

The cost stack between gross and net

  • HOA / maintenance: the single biggest variable. Amenity-heavy buildings and gated communities cost multiples of a simple condo.
  • Management: a percentage of rental revenue for listing, pricing, guest handling and reporting.
  • Cleaning and laundry: usually per stay; short stays raise it per night.
  • Vacancy: low season is real. Model the year, not the peak week.
  • Furnishing and replacement: a furnished rental consumes itself. Budget for refresh cycles, not one-off setup.
  • Utilities, insurance, taxes and wear: salt air and constant turnover shorten the life of everything.

Does Cap Cana rent worse than Bávaro?
