Rules to check before you buy
Nightly rental is widespread and normal, but the binding limits are usually in the condominium rules, not in national law. Some gated communities restrict or ban it. Get the HOA regulations in writing, check quiet hours and guest-access rules, and confirm whether the building already runs an in-house rental programme you would be competing with — or obliged to join.

- Which zone gives the best net?
- In most cases the Bávaro corridor, because demand depth and moderate HOA beat higher nightly rates with lower occupancy. Los Corales competes on rate; Cap Cana usually loses on net while winning on lifestyle.
- Do I have to pay tax on rental income?
- Yes, rental income earned in the Dominican Republic is taxable and should be declared. CONFOTUR affects transfer tax and IPI on certified projects, not your income tax obligation. Ask a local accountant.
- Furnished or unfurnished?
- Nightly rental requires a full furnishing package, including kitchen equipment and linen sets. Budget it as capex at purchase and again as replacement in year three to five.
