Buying a condo in Punta Cana

A condo is the default Punta Cana product for rental buyers: the supply is deep in Bávaro, Los Corales and El Cortecito, finished units commonly sit around 150–500k USD (2026 orientation), and resale is easier than for any other type because the buyer pool is largest. The trade is that you do not control the building. HOA, reserve funds, management rules and — in hotel-condo schemes — the operator's contract decide what you keep. Underwrite the building, its HOA per square metre, and the rental contract before you underwrite the zone. Zone still comes first; the building decides the result.

Typical buyer

Typical buyer: a rental-led investor with 150–500k USD who wants liquidity, a manageable turnkey unit and a real exit.

Typical mistake

Typical mistake: comparing sale prices between buildings while ignoring HOA per m², reserve funds and the operator's cut in a hotel-condo contract.

Where condos actually rent

Nightly demand in the corridor concentrates where guests can walk to the beach, to restaurants and to services: Bávaro, Los Corales and El Cortecito carry the deepest booking depth, Cana Bay is resort-adjacent along the golf corridor, and Cap Cana rents at higher nightly rates to a smaller, more seasonal pool. Inland condos rent, but to a different tenant and usually longer-term.

HOA is the number that decides net

HOA in the corridor ranges from modest in simple older buildings to resort-level in amenity-heavy projects, and it is charged monthly whether or not the unit is booked. Ask for the current fee per square metre, the last two years of increases, what the fee includes, whether there is a funded reserve, and whether special assessments have been levied. A high fee is not automatically bad — a resort pool, security and grounds can be what makes the unit rentable — but it must be priced into your net, not discovered afterwards.

Hotel-condo: read the operator contract

In hotel-condo and branded-residence schemes an operator runs the rental programme. Look at the revenue split, whose costs come off the top, how many owner-use nights you get and in which season, the term and exit of the agreement, and whether the pool is shared across units. These structures can work; they are simply a different asset from a condo you control. No operator projection is a guarantee, and any promised return should be treated as marketing until it is a contractual obligation with a counterparty you would sue.

Checks before you sign

  • HOA per m², reserve fund balance, and the last two annual increases
  • Building rules on short-term rental — some buildings restrict or ban it
  • Whether the project carries a CONFOTUR resolution, and whether your unit is on it
  • Delivery specification for off-plan, in writing, with dates
  • Occupancy and rate assumptions from a manager who will sign, not a brochure

Price orientation

Every range on this page is 2026 orientation for planning, not a quote and not a guarantee. Pricing in the Punta Cana corridor moves by block, by building and by phase, and the same headline price can mean very different net results once HOA, management and vacancy are deducted. Run the numbers on net yield and HOA before you compare two listings.

Condos: FAQs

Are condos the best type for rental yield in Punta Cana?
They are usually the most liquid and the easiest to manage, which is why most rental buyers end up in one. Whether they yield best depends on the building: two condos in the same zone can produce very different net results once HOA, management fees, vacancy and wear are deducted.
How much is HOA on a Punta Cana condo?
It varies from modest in simple buildings to resort-level in amenity-heavy projects, and it is quoted per square metre per month. There is no single corridor number worth publishing. Ask each building for its current fee, its reserve fund and its increase history, then run those figures through your own net-yield model.
Can I rent my condo on Airbnb?
In most rental-focused buildings yes, but it is a building-level decision. Some condominiums restrict nightly rental, cap it, or route it through a single operator. Confirm in the condominium rules in writing before you buy.
Does CONFOTUR apply to condos?
CONFOTUR is granted per project by resolution under Law 158-01, never per zone and never per product type. A condo project either has a resolution covering your unit or it does not. Ask for the resolution number and written confirmation.
