Property insurance in Punta Cana: what to insure and what it costs

In a condo, the HOA typically insures the building structure and common areas; you insure your interior, contents and liability, and you check the deductible before assuming you are covered. Windstorm is the exposure that matters in the Caribbean, and hurricane deductibles are usually a percentage of insured value rather than a flat amount. For villas you insure the whole structure yourself, including pool plant and generator. Quote insurance before you buy — for a first-line or high-value property it is a real annual line, not a rounding error.

Who insures what

  • The HOA's master policy

    Normally covers structure, common areas and shared plant. Ask for the certificate, the insured value and the deductible — an underinsured building becomes a special assessment after a storm.

  • Your unit policy

    Interior finishes, contents, appliances and liability for damage originating in your unit. Short-term rental use must be declared, or a claim can be denied.

  • Villa cover

    Whole-structure, pool plant, generator, garden works and staff liability. Larger sums insured, and construction standard drives the premium.

  • Rental-specific cover

    Guest injury, theft and loss of rental income are separate extensions. Managers sometimes carry their own cover; read what it actually protects.

The hurricane clause is the whole document

Read the windstorm section first: named-storm deductible as a percentage of sum insured, exclusions for flood or storm surge, whether debris removal and alternative accommodation are included, and the claim notification window. A cheap premium with a very high named-storm deductible is not cover, it is a co-payment agreement.
