Punta Cana vs Santo Domingo for property buyers
Santo Domingo is a domestic market: long-term tenants, corporate and professional demand, urban services, hospitals and universities, priced in a city economy. Punta Cana is a tourism-demand market: nightly and seasonal rental, resort infrastructure, and value tied to airlift and beach proximity. A Santo Domingo apartment behaves like a rental flat in any capital — steadier, lower headline yield, tenant-law dependent. A Punta Cana condo behaves like a small hospitality business. Choose by which income model you actually want to run, not by which is nominally cheaper.
Two income models
Tenant type
Santo Domingo: annual leases to residents and companies, paid monthly, lower turnover cost. Punta Cana: nightly or weekly guests, higher gross, higher management and turnover cost.
Vacancy behaviour
A capital-city lease is either occupied or not. A tourism unit has a season, and your net depends on the shoulder months.
Cost stack
Urban condos carry maintenance and security; corridor resort condos carry amenity-heavy HOA, management splits and higher wear.
Buyer pool at exit
Santo Domingo resells to Dominicans and locally based professionals. Punta Cana resells largely to foreign buyers, which links liquidity to international sentiment and airlift.
Where each one wins
If you want low-drama monthly income in the local economy, and you or your family have a reason to be in the capital, Santo Domingo is the more rational asset. If you want a property you will also use, that earns from tourism, and that sits inside the country's most internationally traded market, the corridor is the answer. CONFOTUR is far more common on tourism projects than on capital-city residential.

Punta Cana vs Santo Domingo FAQs
- Is Santo Domingo cheaper per square metre?
- Often yes for comparable finish outside the premium districts, but the comparison is misleading: you are buying a different income stream, not a discounted version of the same one.
- Can I get CONFOTUR on a Santo Domingo apartment?
- Rarely. CONFOTUR is granted by resolution to qualifying tourism projects under Law 158-01. Standard capital-city residential normally falls outside it. Always ask for the resolution number rather than assuming.
- Which is better for residency purposes?
- Neither. Buying property is not itself a residency programme in the Dominican Republic; residency runs on its own track regardless of where you buy.
