Property and residency in the Dominican Republic
Buying a condo is not automatically a passport or a visa. Property ownership and immigration status are two separate systems in the Dominican Republic: the first is handled through the title registry and your notary and lawyer, the second through the immigration authority under entirely different rules. You can own a beachfront apartment for a decade as a tourist visitor, and you can hold residency without owning anything. Anyone who tells you a purchase price automatically converts into a residency card is selling, not advising.

What buying actually gives you
A registered certificado de título in your name, the right to sell, rent, mortgage or inherit the property, and the tax obligations that come with it — transfer tax at purchase, IPI annually above the exempt threshold unless a CONFOTUR exemption applies, and HOA charges. It does not give you a right to live in the country, work in it, or stay longer than your immigration status allows.
What immigration is, separately
Dominican law provides several residency categories, including routes connected to investment, retirement or pension income and family ties. The requirements, monetary thresholds, document lists and processing times attached to those categories are set by regulation and change over time, and are applied to your individual file. We do not publish figures for them here, because a number that was accurate two years ago and is quoted as current law is exactly how buyers get hurt. Confirm with immigration counsel.
How to sequence the two
1. Decide the property case on its own merits
Zone, product, yield or personal use, and the diligence file. If the purchase only makes sense because of an assumed immigration benefit, it does not make sense yet.
2. Ask immigration counsel before you sign, not after
If a residency route matters to your plan, get written confirmation of the current requirements from a Dominican immigration lawyer while you are still in the offer stage.
3. Keep the two files separate
Your property lawyer verifies title, permits and the contract. Your immigration lawyer handles status. Do not let one professional improvise the other's job.

- Does buying property in the Dominican Republic give me residency?
- Not automatically. Purchase and immigration are separate processes handled by different authorities. Some investor-related residency routes exist in Dominican law, but eligibility, thresholds and documentation change and are applied case by case — confirm your specific situation with an immigration lawyer before assuming a purchase qualifies.
- Do I need residency to buy or to own?
- No. Foreign nationals can buy and hold freehold title with no residency status, and title is registered in your own name or your company's. Most of our buyers never become residents.
- Does owning property extend how long I can stay?
- No. Your permitted stay is set by your immigration status and entry conditions, not by the deed. If you plan to live here for extended periods, treat that as an immigration question and get it answered before you commit to a purchase timeline.
