Is it safe to buy property in Punta Cana?

Buying in Punta Cana is safe when the paperwork is verified, and risky when it is not. The failures here are almost never dramatic: they are un-individualised titles, land without deslinde, projects selling before permits, deposits paid to a developer with no escrow, and HOA rules discovered after closing. Every one of those is checkable in advance by an independent lawyer.

What the real risks are

Title and liens at the Registro de Títulos, construction and environmental permits for off-plan, whether a claimed CONFOTUR resolution exists, the HOA budget and reserve, and the payment schedule. Ask for documents, not reassurance.

What protects you

Your own lawyer — not the developer's, not the brokerage's. Escrow or a trust for staged payments. A specification annex. A late-delivery clause. Registration of the transfer, confirmed after closing rather than assumed.

What we will not tell you

That any project is risk-free, or that a return is guaranteed. Anyone promising a guaranteed ROI in this market is describing marketing, not a contract you could enforce.

Is Punta Cana safe to buy in? FAQs

Are off-plan purchases riskier than resale?
They carry delivery risk that resale does not. That risk is manageable with permits, escrow and penalties written into the contract.
Who verifies the documents?
An independent Dominican lawyer you retain. A brokerage can gather documents; it cannot replace legal verification.
