Supply sits inland and in masterplan parcels — Verón, Vista Cana, Ciudad Las Canas, parts of Punta Cana Village and Cap Cana. Beachfront land in the tourist strip is scarce and expensive; a low price per square metre almost always means distance, access or a title question.

Title and deslinde come first

Before price, confirm the parcel has a certificate of title in the seller's name, a completed deslinde (the individualised survey that gives the plot its own registered boundary), no liens or mortgages, and no inheritance or possession dispute. Untitled or undeslindado land trades at a discount for a reason. Your own lawyer should run the registry search — never the seller's.

Permits, utilities and use

Confirm what you are legally allowed to build: zoning and use, setbacks, height, density, and whether the project needs an environmental permit. Then confirm the practical side — road access, electricity connection distance, water source and whether a septic system is required. Coastal parcels carry additional maritime-zone restrictions. Each of these can add cost and months, and they are cheaper to discover before signing.

A realistic timeline

Between purchase, design, permits and construction, plan in years rather than months, and plan for slippage. Budget a contingency on the build cost and a separate one on time. If your capital needs to earn during that period, land is the wrong product — a finished condo or townhouse is.

Very little, and it is priced accordingly. Most affordable land in the corridor is inland with a transfer to the beach. Treat any cheap 'beach' land offer as a prompt for a title and access check rather than an opportunity.
